Pennsylvania Market Update: October 13–19, 2025

The Pennsylvania housing market continues to show diverse trends across its key regions this week. From Philadelphia’s luxury market shifts to Montgomery County’s rising prices and Lehigh Valley’s renewed buyer energy, here’s what’s happening in each area.

Philadelphia ($1M+ Market)

  • Sales: 12 (↓14% WoW)
  • Median Price: $1,850,000 (↑1%)
  • New Contracts: 4 (↓33%) | Median Contract Price: $1,575,500 (↓11%)
  • New Listings: 21 (↓25%) | Median Listing Price: $1,570,000 (↓15%)
  • In-Contract DOM: 53 Days | Sold DOM: 78 Days
Market takeaway: The luxury sector remains steady in pricing but continues to see fewer signed contracts and listings, a sign of cautious sellers and selective buyers in Philadelphia’s high-end market.

Montgomery County

  • Sales: 151 (↑14%) | Median Price: $485,000 (↑12%)
  • New Contracts: 156 (↓9%) | Median Contract Price: $442,325 (↓8%)
  • New Listings: 236 (↓7%) | Median Listing Price: $476,943 (↓8%)
  • In-Contract DOM: 20 Days | Sold DOM: 26 Days

Luxury Market ($1M+):
19 new listings (↓24%), 4 signed contracts (↓73%), 8 sales (↓38%)

Market takeaway: Montgomery County remains one of the most active suburban markets, with fast-moving homes under $1M. However, luxury activity slowed sharply this week.

Lehigh Valley

  • Sales: 114 (↑4%) | Median Price: $362,500 (↑4%)
  • New Contracts: 120 (↓13%) | Median Contract Price: $320,000 (↓9%)
  • New Listings: 146 (↓11%) | Median Listing Price: $354,950 (↑5%)
  • In-Contract DOM: 27 Days | Sold DOM: 23 Days

Luxury Market ($1M+):
1 new listing (↓67%), 2 signed contracts (↓50%), 3 sold (↑200%)

Market takeaway: Prices in Lehigh Valley are firming up, with quick turnarounds for sales. Luxury homes remain rare but saw a surprising surge in closed deals this week.

Bucks County ($1M+ Market)
  • Sales: 11 (↑38%) | Median Price: $2,100,000 (↑42%)
  • New Contracts: 7 (↓46%) | Median Contract Price: $1,640,000 (↓12%)
  • New Listings: 23 (↑28%) | Median Listing Price: $1,500,000
  • In-Contract DOM: 53 Days | Sold DOM: 31 Days
Market takeaway: Bucks County’s luxury homes are seeing renewed buyer interest and rising prices, marking one of the strongest luxury performances in Pennsylvania this week.

Statewide Trends

  • Buyers are showing confidence in mid-range markets like Montgomery and Lehigh, while luxury buyers remain selective.
  • Inventory continues to decline, but median prices are holding strong across most counties.
  • Days on Market (DOM) remain relatively stable, indicating steady demand despite economic uncertainty.

What This Means for Buyers & Sellers

  • Sellers: Now’s the time to prepare listings for late-fall buyers. Price sensitivity is rising, but motivated buyers are still active, especially for turnkey properties.
  • Buyers: Expect less competition outside major city centers and more negotiation room in luxury segments.
