Philadelphia ($1M+ Market)

  • Sales: 12 (↓14% WoW)
  • Median Price: $1,850,000 (↑1%)
  • New Contracts: 4 (↓33%) | Median Contract Price: $1,575,500 (↓11%)
  • New Listings: 21 (↓25%) | Median Listing Price: $1,570,000 (↓15%)
  • In-Contract DOM: 53 Days | Sold DOM: 78 Days
Market takeaway: The luxury sector remains steady in pricing but continues to see fewer signed contracts and listings, a sign of cautious sellers and selective buyers in Philadelphia’s high-end market.
