Pennsylvania Luxury Market Update | Week of November 3–9, 2025

High-End Real Estate Across Bucks, Montgomery, and Philadelphia

The Pennsylvania luxury real estate market ($1M+) continues to show strength as we head into the final quarter of 2025. While overall sales volume has eased slightly, pricing stability and healthy contract activity indicate ongoing buyer confidence in the region’s top-tier housing market.
Let’s take a closer look at how each major area performed last week.

Bucks County

Luxury home activity in Bucks County slowed in early November, but prices remained steady — suggesting sellers are still holding firm on value.
  • Sales: 8 (▼68%)
  • Median Sale Price: $1,177,500 (▲2%)
  • New Signed Contracts: 11 (▼27%)
  • New Listings: 7 (▼42%)
  • Average Days in Contract: 45
  • Average Days to Sell: 29
Takeaway: Even with fewer transactions, well-positioned listings continue to attract qualified buyers.

Montgomery County

Montgomery County saw increased luxury contract activity and new listings compared to the previous week, reflecting continued buyer interest in the $1M+ range.
  • Sales: 123 (▼51%)
  • Median Sale Price: $575,000 (▲15%)
  • Luxury New Listings ($1M+): 16 (▲7%)
  • Luxury Signed Contracts: 14 (▲75%)
  • Luxury Sold: 22 (▼31%)
  • Average Days in Contract: 29
  • Average Days to Sell: 23
Takeaway: Despite fewer closings, the rise in new luxury contracts signals a strong end-of-year pipeline.

Philadelphia

The Philadelphia luxury market remains dynamic, balancing fewer overall transactions with higher engagement at the top price points.
  • Sales: 11 (▼27%)
  • Median Sale Price: $1,450,000 (▼19%)
  • New Signed Contracts: 7 (▲40%)
  • New Listings: 11 (▼27%)
  • Average Days in Contract: 41
  • Average Days to Sell: 64
Takeaway: Demand for high-end urban living continues, especially for newly renovated and well-located properties.

Market Insight

Across all three counties, luxury inventory levels remain balanced, and properties with strong presentation and competitive pricing are still moving quickly. Buyers are selective but engaged, and sellers who prepare strategically can benefit from lower competition heading into winter.
